JOB PURPOSE

As a Real Estate Manager, you will play a crucial role in ensuring the efficient management of our data centre real estate portfolio. Your responsibilities will include lease management, lease accounting and assisting with general property management and real estate oversight. You’ll work closely with the real estate management team to maintain the financial health of our pan-European investment and operational property portfolios.


Key Activities

  • Lease Management; ensuring compliance with lease terms, including rent collection, rent reviews, lease regears and lease renewals.
  • Address tenant inquiries related to the leases.
  • Support site acquisition and M&A teams on analysis of lease agreements for prospective investments.
  • Maintain accurate records of lease transactions.
  • Assist with financial reporting related to leases, working with finance team.
  • Collaborate with the finance team to ensure correct accounting treatment of leased properties.
  • Track rent payments and follow-up on outstanding balances with landlords
  • Assist with real estate budget preparation and monitoring expenses.


Estate management

  • Management of landlord's consents at leased and owned properties.
  • Take ownership of newly-acquired sites prior to construction commencement; payment of property / real estate tax, implementing any necessary contracts (site security, fencing, landscaping etc)
  • Support senior team members with management of utility connection agreements, particularly power, ensuring on-time delivery to support RFS.


Data and Risk Management

  • Maintain real estate data within IWMS database.
  • Ensure compliance with legal and regulatory requirements.


Collaboration

  • Collaborate with the senior real estate team and internal stakeholders to achieve portfolio goals.
  • Assist in analysing market trends and property portfolio performance.


KNOWLEDGE & EXPERIENCE

PREFERRED EDUCATION/ EXPERIENCE:

  • Bachelor / Master’s degree in Real Estate, Finance, Business Management or other relevant discipline. Or equivalent industry experience.
  • 1-3 years of PQE in a related field; Property Management, Leasing, Corporate Real Estate.
  • Experience working in the data centre industry preferred (but not essential)


SKILLS & ABILITIES:

Strong knowledge of property management and lease accounting.

Excellent analytical, communication and problem-solving skills.

  • Extensive knowledge of Excel and PowerPoint.
  • Stakeholder management and the ability to work within cross-functional teams and adapt to changing business requirements.
  • Understanding of the data centre industry and financial drivers
  • Independent and pro-active with a strong work ethic and a passion for customer success.


SPECIAL JOB REQUIREMENTS

  • The role will involve some travel across the UK and Continental Europe.
  • Fluent in English with ideally business competence in a second European language would be beneficial.
