We are looking for someone to join our team at Assay Studios in Birmingham Town Centre as Campus Manager, initially on a contract basis but with the potential to go permanent. Responsibilities: The Campus Manager will be responsible for all day to day facility and property management matters, working directly with off-site administrative support and/or property management teams at Head office. With overall responsibility for stake holder engagement, on behalf of both Assay Studios and TCN, within the business community and this will necessitate both maintaining existing contacts and creating new ones. On a day to day basis at site level the high company standards for operations, organisation, orderliness, cleanliness, and brand integrity need to be maintained. This position will act as the person responsible for distribution of general information regarding the site and will act as liaison for any building maintenance needs as well as member queries. Provide superior customer service to meet on-site client’s and members expectations Assist in the management of all contractors on site to ensure they perform to the required standards (including inspection of vendors’ works) Site Operations Management to meet industry best practice Conduct regular inspections to ensure all building procedures and performance measures are maintained at all times by the site staff. Budget responsibility for site expenditure and operational cost centres, reporting to the Managing Director on a regular basis regarding Campus performance and issues Minimising voids and maximising income by active local marketing, and negotiation with members to secure new lettings whist monitoring rates available in competing scheme and maintaining a schedule of those competing schemes Monitoring facilities contractor performance and reporting on a regular basis. Liaison with the Marketing Manager and responsibility for the delivery of the site and company brand values, look and feel. Liaison with the Property Management company to ensure repairs, maintenance, and emergency items are dealt with quickly and efficiently, in a cost-effective manner. Liaison with members at each campus to reduce arrears and where necessary collect monies owed. Act as the Landlords representative when required on site. Seek ways to deliver cost efficiencies and improve operational standards in line with the company’s values and objectives Ensure the Campus is maintained in good order at all times Maintain duplicate office keys and act as key holder as required Manage and be a keen contributor to all Social Media Accounts Organise / manage and budgetary responsibility for on site events, promotions, workshops, and member collaboration in line with the strategy set out by the Marketing Manager Managing the internal deliveries of letters and parcels Support the on site and Head Office team effectively as and when needed Able to cooperate and work well with others to meet targets Health and Safety Responsibility for, and management of Health and Safety issues at site level and ensure that the requisite audits and site inspections are carried out on site to ensure safety procedures are in place and working, and compliance with all statutory regulations. Weekly fire alarm testing 6 monthly fire evacuation drills Fire marshalling. Know the building exits and fire equipment, ensure the building is always compliant. First aid – maintain first aid knowledge / kit and know what to do in an emergency Personal Skills and Experience (preferred) Experience in budgeting, procurement, contractor, and contract management. A sound understanding of Building management, building services, and facilities management. A good knowledge of health and safety. A good team player able to work to a high standard with minimal supervision Self-motivated with ’can-do' common sense attitude. Experience of property letting or experience within sales. Marketing and stakeholder engagement experience. Strong communicator – good presentation skills and possesses, strong verbal & written communication skills, and an active listener. Willingness to learn, enthusiastic, hardworking, with an acute attention to detail. Self-starter and adaptable in a dynamic environment. A rapid learner and creative solver of problems Excellent organisational and reporting skills Proactive and professional approach to customer service Salary £35,000 to £40,000 pa depending on experience
