About the Role:
We are seeking a dedicated and proactive Quality Inspector (Operations) to join a dynamic project team managing a significant building refurbishment programme across five residential towers. This role is critical in overseeing the temporary relocation of residents and ensuring the day-to-day operations of the construction works proceed smoothly, with a focus on minimising disruption and enhancing residents' experience throughout the project.

In this position, you will lead the coordination of resident relocations, manage contractor partnerships, and ensure seamless post-construction aftercare. You will be pivotal in ensuring that the construction meets all standards of safety and quality while keeping the residents' well-being at the forefront of every decision.

Key Responsibilities:

  • Resident Relocation & Support: Lead and manage the relocation of residents to temporary accommodations, ensuring all logistics, move-in/move-out processes, and ongoing resident support are smoothly executed. Be the main point of contact for residents, addressing concerns and keeping them well-informed.

  • Post-Completion Aftercare: Lead post-completion visits, document any defects, and collaborate with contractors to ensure prompt and thorough rectification. Record and manage quality issues effectively to ensure high standards are maintained.

  • Pre-Works Coordination: Collaborate closely with contractors to capture and communicate residents' preferences prior to starting works, ensuring that individual needs are considered and respected.

  • Void Works Management: Coordinate activities for vacant properties, including managing utilities, telecoms, and preparing units for occupancy.

  • Contractor & Service Coordination: Work with contractors on Pest Control, Damp & Mould remediation, Mechanical & Electrical repairs, and other key services. Oversee coordination of external services, such as road closure permits that impact project progress.

  • Health & Safety Compliance: Ensure strict adherence to health and safety regulations on all ongoing works. Work alongside contractors to maintain a secure work environment, including regular safety checks.

  • Documentation & Reporting: Maintain comprehensive project documentation including contracts, relocation agreements, and aftercare reports, ensuring compliance with established project standards.

  • Stakeholder Engagement: Serve as a liaison between residents, contractors, and the project team to ensure open, transparent communication. Address any concerns swiftly to maintain trust and satisfaction. Attend handover meetings and guarantee all project deliverables are clearly communicated and documented.

  • General Project Support: Assist with broader project activities, including document control, resident engagement, and respite facility inspections. Adopt a hands-on approach to step in where needed to ensure project objectives are met efficiently.

About You:
The ideal candidate will have a strong background in construction management, property operations, or residential project management. You will have demonstrable experience in relocation logistics and an ability to navigate the complexities of resident engagement, especially in sensitive situations involving vulnerable, elderly, or disabled individuals.

We're looking for someone who is highly organised, comfortable managing various project components, and has an eye for detail. Strong communication skills are essential, as is a commitment to maintaining high standards of quality and safety throughout the construction and resident relocation phases.

Key Skills & Experience Required:

  • Proven experience in construction, operations, or residential project management.
  • Familiarity with the logistics of relocating residents, including coordinating temporary accommodations.
  • Strong organisational and communication skills, with a focus on customer care and stakeholder engagement.
  • Solid understanding of health & safety standards and compliance requirements.
  • Ability to work both independently and as part of a collaborative team.
  • Flexibility to occasionally work out-of-hours to meet project deadlines and support residents effectively.
