PROPERTY MANAGER

We are recruiting a Property Manager for a 3 month contract with one of our high-profile housing association clients.

  • Location: Docklands, London
  • Hybrid working: 3 days a week in the office with lots of site visits and inspections, (all close by to the office).
  • Experience required: Property management experience in Facilities Management and Health and Safety within a Residential Property Managment Company essential.
  • Salary: 17.25 PAYE - 21.31 Umbrella
  • Must be available to start working immediately

Key areas of responsibility:

1. Communication Skills

  • Focus on the end-user and the customer journey. What does our customer want? They want a responsive, efficient and knowledgeable building manager.
  • Ability to explain legislation / technical details in layman's terms to the customer. Avoiding jargon.
  • Maintaining regular touchpoints with customer and contractors to provide updates
  • Communications is the area that draws most complaints and management time.
  • Coordinate internally. Genuinely collaborative & team player.

2. Organisational Skills

  • Maintain effective communication through organisational ability.
  • Managing workloads - site visits, back-office and admin functions alongside quality assurance and project work.
  • Data gathering / storage / retention
  • Proactive / planned rather than reactive approach to property mgt. Ensures delivery to budget.

3. Technical Skills

  • Knowledge of fire systems, Fire Panels, AOV's Emergency Lighting, compliance, health & safety, performance of the property and to mitigate risk to the Group. This will not be possible without requisite technical skills.
  • Knowledge of Service Charges.
  • Ability to undertake site inspections under own without need to shadow.
  • Knowledge of requisite legislation; BSA 2022, Fire Reges 2022, LTA 1985 ( S.20) ,RRO(FS)2005, H&S Act 1974, RICS / ARMA Codes of Practice
  • Ability to read and understand lease. Source document underpins the Landlord and Tenant relationship.
