MMP Consultancy is seeking a Principal Development Surveyor on behalf of a local authority in Nottingham to lead a professional team in delivering property development, disposal, and valuation activities across a designated portfolio. This role is central to managing the Council's commercial property assets and contributing to the Council's annual asset valuation programme.
The ideal candidate will drive the ongoing review and rationalisation of the commercial portfolio, progressing property disposals from inception to completion, and ensuring best practices and continuous improvement across all projects.
Key Responsibilities:
Provide specialised advice in property development, commercial negotiation, and valuation, handling complex cases and setting a high standard for the team.
Lead and manage a team of professional surveyors, overseeing their development, performance, health and safety, and welfare.
Ensure properties within the portfolio meet safety standards and comply with statutory requirements.
Serve as the primary liaison with developers, agents, and prospective buyers, fostering productive relationships for successful transactions.
Drive the strategic review of the commercial portfolio, identifying opportunities for disposal, enhanced asset management, and capital and revenue generation.
Lead on annual asset valuations and produce accurate reports, briefing notes, and business cases as needed.
Manage budgets effectively, including forecasting capital receipts and revenue implications.
Support the continuous development of asset management systems for optimal portfolio oversight and management.
Skills & Experience Required:
MRICS qualification with relevant post-qualification experience and RICS Registered Valuer status.
Significant experience in property valuation, development, disposal, and commercial negotiation.
Proven experience in managing complex property projects from planning to delivery, including feasibility assessments, market engagement, and business case development.
Demonstrated ability to manage budgets, meet financial targets, and forecast revenue and capital income.
Skilled in preparing clear, concise reports and providing strategic advice to senior managers and councillors.
Ability and willingness to conduct property inspections as part of portfolio management.
