As the Commercial Director, UK at Knotel you will play a pivotal role in driving our revenue growth and market presence through strategic expansion and optimising our Property Portfolio. You will lead all commercial aspects related to property acquisition, lease negotiations, and space optimisation. To support Knotel in expanding its portfolio through matched acquisitions for Customers or via Knotel Services.

This role requires a seasoned real estate professional with a deep understanding of the commercial property market, a strong network and industry relationships, and a proven ability to drive strategic initiatives that maximize the value of our assets.

You will be part of the Commercial Team which includes Sales, Relationship Management, Broker Partnerships, Marketing and Real Estate. The Commercial Team works together to ensure that Supply and Demand are always aligned.

Responsibilities:


  • Develop and implement a comprehensive commercial strategy that aligns with Knotel's growth targets and broader business objectives.
  • Conduct in-depth market research to identify emerging trends, competitive landscapes, and opportunities in the commercial real estate sector.
  • Lead revenue growth; through expansion via matched deals with customers or via Knotel Services.
  • Work closely with Newmark (our Parent Company) to explore and capitalize on market opportunities via Owners, Occupiers or other Agents/Brokers to expand our footprint.
  • Creation of pitching material through coordination of multiple teams, acting as transaction lead and delivering pitches alongside subject matter experts.
  • Maintain a strong understanding of Knotel's offerings and tailor presentations to meet the needs of different types of stakeholders.
  • Assist in the drafting and negotiations of Contracts and Leases on Knotel's behalf. Work closely with legal and financial teams to structure deals that balance risk and reward.
  • Identify opportunities for portfolio growth whether leasing or for Knotel Services.
  • Assist with the day to day Asset Management / Real Estate requirements of our existing portfolio to include but not limited to; Rent Reviews, Lease amendments, LTAs's, Lease Extensions, contract negotiations, Lease admin reviews alongside the Lease Administration team.
  • Manage relationships with landlords, property owners, brokers, and other key stakeholders.
  • Stay informed of regulatory changes and industry developments that could impact Knotel's operations. Ensure that all commercial activities are conducted in compliance with relevant laws and regulations and Company procedures.
  • Liaison with legal counsel to navigate regulatory environments and mitigate risks associated with property transactions.
  • Work cross-functionally with not just the Commercial Team but other internal teams throughout the entire Knotel ecosystem including Marketing, Development, Workspace Operations and Finance.
  • Be accountable for pipeline and forecasting for each month/quarter.



Experience

  • Significant Real Estate Experience with a strong focus on leasing transactions, and/or tenant representation. Experience in Central London Markets highly desirable.
  • Demonstrated success in leading successful real estate transactions, driving revenue growth and managing complex commercial negotiations in a competitive market.
  • Strong network within the real estate industry, including relationships with Owners, Agents/Brokers, and Occupiers and ability to leverage these relationships to drive business success.

Skills

  • Ability to develop and execute strategic plans that align with business objectives and deliver measurable results.
  • Experience in managing people.
  • Proficiency with Excel, Google Docs, Salesforce and other technology solutions for streamlining business processes.
  • Proficiency in financial analysis, budgeting, and forecasting related to real estate transactions.
  • Strong negotiation and communication skills
