Assistant Property Manager   To provide onsite lettings management services for an exciting Build to Rent development in West London, part of a major regeneration project. This role involves managing all aspects of lettings administration, compliance, and marketing. You will serve as the primary contact from the initial enquiry through to the resident's move-in, ensuring that a high level of customer service is consistently delivered. Key Responsibilities Ensuring communal areas and available apartments are always well-presented and appealing to prospective tenants. Responding to rental enquiries, scheduling and conducting viewings, and negotiating offers. Aiming to achieve a high occupancy rate. Completing applicant vetting in accordance with company procedures. Uploading availability details to marketing portals, updating adverts as necessary, managing enquiries, conducting viewings, and negotiating offers. Processing offers and finalizing all tenancy documentation. Providing weekly statistics on enquiries and producing market analysis on rental trends. Negotiating renewal tenancy terms and handling the relevant documentation. Delivering first-class customer service to residents. Organizing and managing tenant services through third parties and in-house resources. Maintaining up-to-date resident communication through various channels, including social media. Securing special offers and discounts for residents from local businesses. Creating a community atmosphere through communication, events, and innovative ideas. Acting as the first point of contact for residents to report maintenance issues. Coordinating contractor appointments and warranty repairs, ensuring required service levels are met. Conducting regular inspections of communal areas and apartments. Organizing minor works between tenancies to maintain the high presentation standards of apartments. Completing check-in and check-out reports and determining deposit returns. Collaborating with the RSM to ensure health and safety statutory requirements are met across the development. Performing additional duties as may be reasonably required from time to time.   Skills, Knowledge, and Experience Strong customer service background. Positive, can-do attitude. Common sense approach. Ability to think on your feet and make well-considered decisions. Outgoing, warm, and friendly personality. Organized, meticulous, and tenacious. Excellent written and verbal communication skills. IT literate and proficient with social media. Experience in conducting viewings would be advantageous. Other details Working Hours: Monday – Friday 9 am – 6 pm with an hours unpaid lunch - 40 hours paid per week Salary: £30,000 (Up to 10% discretionary bonus per year - £3,000)
