Leasehold and Commercial Property Officer We are currently looking for a Leasehold and Commercial Property Officer to join The Sovini Group. This position is a permanent opportunity As a Leasehold and Commercial Property Officer , you will be expected to: Provide a high-quality service to the Groups leaseholders and commercial customers, ensuring that they are managed in accordance with the terms of their leases, legislation and regulation and best practice. To ensure residents receive a quality, helpful, responsive and value for money service throughout nationwide geographical dispersed stock. To maximize income to the business ensuring leaseholders and other customers contribute fully to their lease or contract obligations. Provide a customer focussed, consistent, service to leaseholders and commercial housing and commercial customers in accordance with standards of service. Manage Leasehold, Market Rent, Shared Ownership, Rent to Buy, Shops and Commercial units, and any other non-social housing stock on behalf of the Group across wide geographical dispersed are. Be conversant with relevant leasehold legislation. Interpreting long leases, head leases, ,and service level agreements, providing advice and assistance to all relevant parties. Identify any areas of defect within leases and lead on rectification. Ensure that estimated and actual invoices for leaseholders are produced each year. Accounts are monitored and all action taken to recovery service charges and repair costs. To take every step to recover monies owed including court action, liaising with mortgage companies, charging orders and any other method agreed. Undertake consultation as required under S20 of the Common hold and Leasehold Reform Act 2002 in respect of major works and qualifying long term agreements. With the Asset Delivery Team identify properties requiring consultation. Complete each stage of consultation process ensuring observations and nominations are formally recorded. To raise accounts for works on completion and ensure payment is made within reasonable timescales. Work in partnership with the Property Services Team to ensure repairs performance matches service standards and customer expectation. Ensuring repairs are correctly allocated and apportioned to premises. Carry out any other relevant duties as required by the Leasehold Manager. Commit to the CIH 7 Professional Standards of Conduct in your day-to-day activities. Commit to equality and diversity and to promote non-discriminatory practices in all aspects of work undertaken. Adhere with the Health and Safety at Work Act to take reasonable care of own health and safety and that of others who may be affected by their acts and omissions. To be successful in a Leasehold and Commercial Property Officer role, the skills you will need : Ofqual regulated CIH Qualification or the commitment to work towards. Experience of dealing with people in a customer facing role and achieving positive results. Ability to organise and manage a varied workload effectively Ability to work alone and be able to be use your own initiative to be able to problem solve and deal with customer queries. Ability to be highly motivated and performance driven to achieve relevant KPIs. Knowledge and some understanding of relevant legislation & regulation. Excellent customer Service and communication Skills and the ability to negotiate and get positive outcomes with customers, able to communicate across multiple channels including Microsoft Teams, Face to Face and Email Understanding the need for high levels of probity and accuracy with financial transactions. Ability to work flexibly and outside of the normal working hours if required, ability to stay overnight as required. Ability to use Microsoft office including Excel, PowerPoint and Word. Ability to work in an agile working environment. To demonstrate The Sovini Groups values in your day-to-day job role Success, Passion, Authenticity, Courage, Enterprise. Experience or Knowledge of the below would be advantageous but not essential: Membership of the Institute of Housing. Knowledge of working within a Leaseholder management function. Knowledge of consultation under S20 of the Common hold and Leasehold Reform Act 2002 in respect of major works and qualifying long term agreements Experience in using and maintaining a Housing Management system.
