We have a vacancy for an enthusiastic and motivated Electrical Technician. Duties will include carrying out maintenance, service and reactive breakdown repair to the building assets and services. The successful candidate will be a time served mechanical or electrical technician and will have at least 5 years experience in the building services industry
Maintenance of mechanical & electrical equipment
Operation and monitoring of BEMS controls system
First line attendance to faults
Water Flushing & Water temperature testing as per L8/Legionella
Showerhead descale & disinfect
Cleaning of Grilles & Extracts
Electrical repairs
Repair or replace light fittings
Lamp and/or ballast changing
Emergency lighting switch tests
Carry out PAT Testing
Clearance of blocked sinks, drains, toilets
Filter changing
Building fabric and finishes repairs incl. painting & decorating, carpentry etc.
Repair locks and arrange key cutting services
Repair doors, hinges and door closers.
Minor furniture repairs
Minor maintenance to meeting room IT (e.g. replacement of meeting room AV cables)
Various portering duties including desk /office moves
Attendance to and assistance for specialist Subcontractors
Ensuring fire safety equipment is available and fit-for-use
Ensure emergency lift calls are attended to, liaising with security as required
Any other reasonable services/duties requested by the company
Essential / Preferable Qualifications (all or selection of the following)
- City and Guilds 2382-10 (full) or 2382-20 (update) or other official certificate proving completion of course for 18th/19th Edition for Electrical Installations BS7671
- Or any other recognised academic / technical equivalents
- Competent working knowledge of Air Handling Unit s, Building Management Systems, Air Conditioning equipment, Cold Water systems, Heating and Ventilation systems, Water Treatment.
- Current, clean car driving licence.
- Excellent command of the spoken and written English language
- Ability to write technical reports
Essential Experience
- Experienced in general building PPM schedules and reactive works
- Competent working knowledge of Air Handling Unit s, Building Management Systems, Air Conditioning equipment, Cold Water systems, Heating and Ventilation systems
- Ensuring safe site working practices and procedures
- Diagnose and correct mechanical, combustion and controls faults
- Provide technical and functional information
- Inspect, test and commission mechanical installations.
