Role Overview: My client is seeking an experienced Pre-construction Manager to oversee the planning, preparation, and coordination of fa ade projects in the pre-construction phase. The role involves ensuring that all pre-construction activities are carried out efficiently, from surveys and tenders to obtaining necessary permits. The successful candidate will have strong client-facing skills, along with the ability to manage multiple aspects of the pre-construction process.
Key Responsibilities:
- Permit Applications: Prepare and submit permit applications to local councils, including permits for hoarding, MEWP (Mobile Elevating Work Platforms), skip, and parking bay suspensions.
- Building Surveys: Organise and manage surveys of buildings to establish fa ade build-ups, ensuring detailed assessments are conducted.
- Take-offs: Prepare accurate take-offs for fa ade projects to establish material quantities and costs.
- Tender Packages: Prepare comprehensive tender packages, ensuring all required information is included for accurate bids.
- Subcontractor Quotes: Obtain and evaluate subcontractor quotes for works required within tenders, ensuring competitive pricing and quality standards.
- Bills of Quantities: Prepare and complete bills of quantities for tenders, ensuring accurate breakdowns of materials and costs.
- Client Interaction: Act as the primary point of contact for clients during the pre-construction phase, ensuring clear communication and a professional approach.
- Tender Presentations: Present tender proposals to clients, offering clear explanations of how tenders are built up and responding to any queries.
Requirements:
- Proven experience in a pre-construction or similar role within the construction industry, ideally with a focus on fa ades.
- Strong understanding of building surveys, take-offs, and tender processes.
- Experience in preparing and submitting permits to local councils for various site requirements (hoarding, MEWP, skip, etc.).
- Ability to prepare and present detailed tender packages, including bills of quantities and subcontractor management.
- Client-facing experience, with the ability to present tenders and communicate effectively with clients.
- Strong organisational and communication skills, with attention to detail in managing pre-construction activities.
Desirable Skills:
- Knowledge of fa ade systems and construction processes.
- Experience working with principal contractors on large-scale fa ade projects.
