We are seeking a Sales and Marketing Director to join our team, based in our Regional Office in Birchwood, Warrington.
About the Role:
As a Sales and Marketing Director at Alderley Partnerships, you will play a pivotal role in driving the homes division’s sales function, from predevelopment through to handover, ensuring targets are met in terms of sales efficiency, profitability and highest level of customer satisfaction.
Key Responsibilities:
Business Growth: Work effectively as part of the senior management team and take a “whole company” perspective to managing issues. The job holder is required to actively promote best practice throughout the company as per their wider responsibilities for the management of the division; including the general running of the division, setting budgets, minimising risks, maximising opportunities, achieving the division’s targets; and seeking to positively influence the progression and growth of the division.
Department Management: Responsible for effectively managing the division’s sales and marketing function to ensure best practices are followed, costs are controlled by creating a marketing strategy for all sites.
Pre-Development: Ensure individual site sales rates and prices are run at maximum efficiency and profitability. Managing advertising to expand on sales, whilst supporting the land acquisition with market research on all prospective sites.
Commencement of development: Manage all plot releases, and public relations, ensuring presentation of the division image through sales office, show homes and marketing sites is maintained to the required standard.
Team Leadership: Ensure the correct calibre of staff are recruited in accordance with company policy and procedures. Leading and motivating staff to achieve best performances.
Stakeholder Management: Maintain strong relationships with clients, suppliers, and contractors, ensuring the company’s reputation is upheld in all dealings. Represent the company at meetings and contribute to resolving sales and marketing enquiries.
Customer Service: Liaising with build colleagues, ensure that plots are completed, cleaned and finished to high standard prior to handing over to the customer. Monitoring and responding to all customer feedback throughout the buying and aftersales process.
What You’ll Need:
Experience: Extensive experience in sales and marketing management within the construction or property development industry.
Commercial Awareness: Strong awareness of the current market conditions within the industry and the ability to adapt strategies accordingly.
Leadership Skills: Proven leadership skills with the ability to train, mentor, and manage a team effectively. Strong communication, analytical, and organisational skills.
Strategic Thinking: The ability to think strategically and develop plans that align with the company’s long-term goals.
