Job Requirements / Description
To provide a commercially focussed property service, maximising the return on investment, supporting the delivery of the clients economic, housing and regeneration ambitions and ensuring all property is well managed and maintained. To provide building surveying and construction related support and advice as part of Property Services in connection with the acquisition, management and disposal of investment and operational properties in accordance with briefs provided by the Asset Team and to effectively manage construction and refurbishment projects and ensure delivery within defined timescales and budgets and carry out duties in compliance with statutory obligations in relation to buildings including CDM regulations, asbestos management and legionella requirements and to Adhere to the clients Standing Orders, Financial Regulations and current Health & Safety legislation. To undertake pre-acquisition surveys To prepare detailed specifications and schedules of work including tender documentation and carry out duties related to contract administration.  To advise on building defects and undertake surveys producing reasoned recommendations. To prepare forecasted maintenance programmes for individual properties and estates on an annual basis. Delivery of capital projects, including dilapidations assessments where appropriate, ensuring projects are delivered to an agreed brief, programme and budget. Delivery of planned maintenance of the Council’s operational buildings portfolio, including major repairs and refurbishment work as well as preventative maintenance. Assist the Lead Building Surveyor in delivering a range of strategic corporate projects including the operational portfolio, non-operational property, corporate property portfolio, ensuring their effective delivery in line with corporate strategy. You will need to have  You will develop and maintained relationships with customers, interacting through multiple channels and be able to identify and develop opportunities for improving the customer journey and championing own ideas for improving the service/process, increasing customer self service. Have a good working knowledge of all Local Government Services working practices/methodologies and expertise in Building Surveying. Good knowledge of legislation and compliance within Building Surveyor specialist area. Experience of working on a range of corporate strategic projects  Good understanding of specialist area - property/building surveyor
