Our client is a super prime main contractor with a turnover exceeding £150 million, renowned for delivering high-end, super prime luxury residential and luxury commercial projects. Their office is based in Londons West End, with key projects located in Mayfair, the Royal Boroughs, and other prime London locations. Project values typically range between £10 million and £35 million, requiring an unwavering commitment to quality and detail.

Job Summary:

They are seeking an experienced and driven Project Quantity Surveyor to join the team. In this role, you will be responsible for managing the financial and contractual aspects of high-end residential and commercial projects, ensuring they are completed on time, within budget, and to the clients exacting standards. You will play a key role in overseeing project costs, managing subcontractor relationships, and ensuring financial accuracy from inception through to completion.

Key Responsibilities:

- Project Cost Management: Take full ownership of managing all project-related costs for luxury developments ranging from £10 million to £35 million. This includes preparing and maintaining detailed cost plans, budgets, and financial forecasts throughout the project lifecycle.

- Contract Management: Prepare and manage tender and contract documentation, including bills of quantities, procurement schedules, and subcontractor contracts, ensuring all agreements are commercially sound and compliant with the projects objectives.

- Valuations & Payments: Measure and value works done on-site, manage interim valuations, and certify payments to subcontractors and suppliers in a timely and accurate manner.

- Cost Reporting: Prepare and present detailed cost/value reconciliation reports to senior management and clients, ensuring transparency and maintaining strict cost control.

- Risk Management & Mitigation: Proactively manage project risks, identifying potential financial impacts and implementing strategies to mitigate costs while maintaining project quality and timelines.

- Variations & Claims: Manage and assess variations and changes to the contract, ensuring these are recorded, costed, and agreed upon with the client and project stakeholders in a timely manner.

- Client & Stakeholder Liaison: Serve as the key commercial point of contact with clients, consultants, and project managers, maintaining strong relationships and ensuring open communication on financial matters.

- Supply Chain Management: Oversee the procurement process, negotiating terms with suppliers and subcontractors to ensure value for money while maintaining the high standards required for super prime developments.

- Final Accounts: Ensure the timely and accurate settlement of final accounts, including the preparation of final account statements and close-out reports.

Qualifications and Skills:

- Educational Background: Bachelor's degree in Quantity Surveying, Construction Management, or a related discipline. Professional accreditation such as MRICS is preferred.

- Industry Experience: A minimum of 5 years of experience as a Quantity Surveyor in the construction industry, ideally within the high-end residential or commercial sector.

- Project Experience: Demonstrable experience managing projects in the £10 million to £35 million range, particularly within the luxury or super prime construction market.

- Technical Expertise: Proficiency in cost management software (e.g., CostX, Bluebeam) as well as Microsoft Excel and other relevant tools.

- Commercial Acumen: Strong understanding of JCT and other standard forms of contracts, along with excellent negotiation and financial management skills.

- Numerical & Analytical Skills: Exceptional attention to detail and the ability to conduct thorough cost analysis and valuations.

- Communication Skills: Clear and professional communication, both written and verbal, with the ability to effectively liaise with clients, suppliers, and project teams.

- Organizational Skills: Highly organized with the ability to manage multiple projects simultaneously while meeting strict deadlines.

- Problem-Solving & Decision-Making: A proactive and strategic approach to problem-solving, with the ability to make informed decisions to drive project success.
