Purpose of the Job
- Commercial Oversight on all large Projects across EMEA Region> 500k.
- Manage and deliver all commercial aspects of large tender project opportunities across EMEA.
- Monthly commercial reviews of all large Project being delivered across EMEA.
- Complete review and Analysis of current position and forecast of project revenue and margin across EMEA.
- Assist all Project Personnel as a QS function for commercial oversight on Project Costs
Pre-Contract
- Assess tender documents to ensure enough information available to prepare tender
- Take off quantities
- Prepare and issue sub-contract enquiries and assessment of quotations upon receipt
- Prepare and issue material supply enquiries and assessment of quotations upon receipt
- Complete tender documents for submission
- Prepare specifications and / or Contractors proposals
- Submit tenders and follow up
- Post tender negotiations
- Cost planning and value management
- Set Up Project Cost Plan for the Project
- Review and Prepare commercial risk register for each project.
Post Contract
- Maintain contract documentation and advise on pre-tender and post contract matters
- Preparation and issue of contractual letters to clients and / or sub-contractors
- Post contract liaison with clients
- Post contract liaison with design team
- Carry out take offs for material procurement
- Sub-contract negotiation and letting
- Full review of Construction Package, and complete IFT Vs IFT exercise, complying a cost analysis for variations and potential savings for the project.
- Preparation and submission of interim valuations
- Site measurement
- Manage and value variations
- Agreement and certification of sub-contractor's interim valuations and final accounts
- Preparation and submission of several works final account
- Agreement of final accounts
Financial Reporting
- Compile Monthly Commercial reports for Senior Management Team
- Completion of Monthly Project Reviews with Commercial Team
- Compile Cashflow for Projects Department for Senior Management Team
Essential
Skills
- Commercial awareness
- Experience with National Schedules of Rates.
- Strong financial acumen
- Strong influencing and negotiation skills
- Ability to present with confidence
- Ability to understand commercial and financial metrics
- Good working knowledge of forms of contract especially JCT Design and Build and JCT Subcontract form, NEC FIDIC & RIAI
- Surveying Background in Mechanical and Electrical Work
Knowledge
- Up to date knowledge of the construction market
- Fully competent with Quantity Surveying & commercial methodology
- Understanding of data centre project delivery programmes and impact of working in live environments.
Experience
- Minimum of 5 years proven Quantity Surveying experience in construction
- Minimum of 2 years' experience Quantity Surveying in the data centre sector
- Experience of new build and live environments
