Project Lead - Construction, Initial 6-12 month contract, Outside of IR35

Your new company
We're delighted to be partnering exclusively with an organisation in Cambridgeshire to act as client lead, delivering their new headquarters building project.
The Project Lead will work closely with the board and other internal stakeholders to take the new HQ project from planning stage, through tenders, appointing consultant and contractor teams, through to the handover of the new headquarters.
This will be a full-time position though there may be peaks and troughs, so we will need someone to be flexible to a point as there may be quieter periods where only 2-3 days a week might be needed.

Your new role
The organisation are aiming to have tenders completed by the end of the year and the build to start in 2025. Other duties will include;

  • To act as a subject-matter expert and represent the interests of the client, advising the internal teams, board
  • Working with the board to establish a detailed project timeline, including keeping tight control throughout the project
  • To install project governance including managing risks, budgets
  • Establish and manage project timelines, gateways etc.
  • Managing project budgets ensuring delivery on time and to the required quality standards
  • To assist with writing and managing contracts for tender purposes, including protection in respect of penalty clauses etc.
  • Procuring and appointing consultant and contractor delivery teams
  • Manage external consultants and contractors throughout the project and to completion
  • To work closely with and report to the board - writing board packs and regular updates
  • Working with internal working groups - engaging with regard to final office fit out and finish

  • What you'll need to succeed
    As the Clientside Project Lead you will have:
  • Extensive project experience, ideally with offices/commercial projects
  • Able to take a project from planning to completion (through all RIBA stages)
  • Excellent communication and presentation skills
  • Ability to engage and work with senior stakeholders and at board level
  • Ability to deliver projects on time, cost and quality
  • Familiarity with the entire project lifecycle, from planning to completion.
  • Good knowledge of construction legislation, CDM, health and safety etc.

  • What you'll get in return
    This is a long-term project and the organisation are looking for someone to work closely with the board to deliver this important project. As such, the initial contract may be for 6-12 months, though this may continue for the duration of the project. The role has been indicated as being out of scope of IR35. You'll be able to work flexibly, but it is expected that the consultant will be on site with the board and wider team for at least 1-2 days a week. You'll receive a daily rate of up to £600 per day.
