Role Description: This is a full-time role for a Construction Manager located in Milton Keynes and on-site nationally, with flexibility for remote work. As a Construction Manager, you will be responsible for all pre-construction activities, project planning and design review, regulatory compliance and quality control. You will be responsible for ensuring that the work complies with building regulations and BSA requirements from design through to handover. You must have excellent attention to detail, be capable of multitasking, and able to work independently and as part of a team.


Main Duties and Responsibilities:

Site Surveys and Assessments:

  • Conduct thorough surveys and assessments of existing buildings slated for refurbishment.
  • Evaluate structural integrity, building systems, and existing conditions to identify potential challenges or opportunities.


Project Planning and Design Review:

  • Collaborate with architects, engineers, and design teams to review refurbishment plans and specifications.
  • Provide input on feasibility, compliance, and potential improvements during the planning and design phases.


Regulatory Compliance:

  • Ensure compliance with all relevant regulations, including planning regulations, building regulations, building safety act and health and safety standards.
  • Stay up-to-date on changes in regulations and ensure that refurbishment projects adhere to the latest requirements.


Quality Assurance and Control:

  • Implement quality assurance processes to maintain high standards of workmanship throughout the refurbishment process.
  • Conduct regular inspections to monitor work progress and ensure compliance with design specifications and quality standards.


Project Management and Contract Administration:

  • Fundamentals of project management principles and practices, including project planning, scheduling, budgeting, risk management, and communication, as applied to construction projects.
  • Oversee contract management activities, including the procurement of materials and subcontractors.


Risk Management:

  • Identify potential risks and challenges associated with refurbishment projects and develop strategies to mitigate them.
  • Implement risk management protocols to minimize disruptions and delays during project execution.


Client Communication and Stakeholder Management:

  • Serve as a point of contact for clients, architects, engineers, and other stakeholders involved in refurbishment projects in relation to compliance and quality assurance.
  • Provide regular updates on project progress, milestones, and any issues that may arise.


Documentation and Reporting:

  • Maintain accurate documentation of all refurbishment activities, including surveys and project records.
  • Prepare comprehensive reports on project status, performance, quality and compliance issues for internal and external stakeholders.


Continuous Improvement:

  • Stay informed about emerging trends, technologies, and best practices in the refurbishment industry.
  • Identify opportunities for process improvement and implement changes to enhance project efficiency and effectiveness.


By fulfilling these duties and responsibilities, the Construction Manager plays a crucial role in ensuring the successful delivery of projects, meeting client expectations, regulatory requirements, and quality standards.


Qualifications/skills required:

  • Building Surveying and condition surveys skills
  • Experience in conducting feasibility studies and design review
  • Knowledge of dilapidations assessments
  • Excellent verbal and written communication skills
  • Knowledge of building regulations and the building safety act / regulator
  • Attention to detail and ability to work independently and as part of a team
  • Bachelor's degree in Construction Management, Building Surveying, or related fieldExperience in the construction industry


Additional Requirements:

  • Willingness to travel to national project sites as required.
  • Professional accreditation or membership with relevant industry bodies (e.g. CIOB, RICS etc.) preferred but not essential.
