Job Description

This team is responsible for identifying and sourcing the best locations for new developments. It’s fast-moving and extremely competitive and commercial in focus, especially in today's climate.


While being competitive and strategic in bidding for sought-after land is key, the role also requires an imaginative approach to identifying other possibilities, such as land that currently lacks planning permission. This area of work is complex, under intense commercial scrutiny, and crucial to the success of the business, making the team's contributions vital.


Entrepreneurial and imaginative thinking, along with strong risk assessment skills and relationship-building abilities, are essential.


Key Responsibilities:

  • Identify potential development opportunities through methods such as reviewing statutory development plans, housing land audits, potential changes of use, liaising with agents, and leveraging an extensive contact base.
  • Support Land Managers/Buyers in managing site acquisitions, and directly manage a number of acquisitions from identification, diligence, offer, contract, purchase, and planning, through to pre-start on acquired sites.
  • Collaborate with relevant departments, such as Sales and Technical, and external consultants if necessary, throughout the land appraisal and bidding process, as well as during planning application stages.
  • Monitor the land database, including site registration, development plans, and offers submitted.
  • Maintain and expand key contacts, including land agents and landowners.
  • Assist the Development Director on major projects and with other relevant duties as required.
  • Support the Development Director in ensuring the Land team is fully resourced and well-directed, with clear job responsibilities, effective communication, training, and development.
  • Ensure appropriate reporting to senior leadership, including accurate and timely production of Land Packs for authorisation.
  • Engage with the community as necessary.
  • Promote and act in accordance with company values, systems, policies, and procedures.


What You'll Need:

  • Familiarity with all aspects of land purchase (maximization of offers, market research, technical, and commercial disciplines), including sales, commercial, technical, design, and legal aspects.
  • Ideally, a degree in a relevant subject (e.g., Planning, Property Surveying, Technical Engineering) and membership in a professional institute.
  • Sound geographical knowledge of the area.
  • A strong team motivator with the drive and tenacity to achieve business goals.
  • Articulate, clear, and credible under pressure in a fast-paced environment.
  • Ability to communicate with a wide range of people, build rapport and trust, and develop and maintain key contacts.
  • Exceptional negotiation and influencing skills; confident and professional networking ability.
  • Innovative thinker with a drive to seek out and pursue potential development opportunities.
  • Knowledge and experience of working with business contacts, landowners, speculators, and key players in relevant organisations (e.g., housing associations, environmental organisations).
