Bell has an exciting opportunity for an Operations Manager to join our Cumbria Branch. This is a full-time, permanent role working in and around the Region.


Key Responsibilities:

  • Ensure all supervisors and foreman have the relevant experience.
  • Comfortable in compiling CVRs & commercials.
  • Work closely with Lead QS on branch figures & project performance.
  • Take lead on HR issues with operatives.
  • Be willing to head up a department to manage labour, workload, projections, transport, training, Health & Safety.
  • Work with Contracts Manager to establish an implement mobilisation plan for all new projects.
  • Work closely with Lead QS on branch figures & project performance.
  • Ensure the correct resources are available to allow contracts team to deliver their projects on time, to specification and budget.
  • Monitor labour, subcontractors, plant and materials to ensure projects are delivered to ‘the Bell Standard’.
  • Implement weekly labour plans across all contracts to review and redeploy resources when required to meet programmes of work.
  • Oversee and review the implementation of labour targets prior to the commencement of work.
  • Liaise with the Community Engagement Team to ensure resident or customer care needs are considered.
  • Recruit, effectively induct and develop site-based staff, including apprentices
  • Provide regular feedback (verbal and written reports) to Branch Manager
  • Communicate with all suppliers ensuring service levels are maintained and products are being reviewed often


Knowledge / Experience:

  • Minimum 5 years trade experience
  • Full UK driving licence
  • Ideally with experience in Social Housing working for a contractor
  • Previous experience managing labour-based activities (preferably within the construction industry).
  • Good knowledge of the industry and a wide range of local contacts
  • Knowledge of industry H&S
  • GCSE grade C or above in 4 subjects including Maths and English or a C&G Advanced/Craft certificate and NVQ L2/3, HNC in Construction, or equivalent
  • SMSTS Award
  • CMI L3 Award, Principles of Management & Leadership
  • Pitman Excel – Intermediate User
  • CSCS card – Supervisor / Manager / Professionally qualified person
