Job Title: Caretakers (2 Positions)
Location: Tachbrook and Pimlico Sites, W5 2AU
Pay Rate: 13.58 per hour
Start Date: Immediate (4th October 2024)

We are seeking two experienced and motivated Caretakers to start immediately at our Tachbrook and Pimlico sites. The ideal candidates will ensure the cleanliness, maintenance, and safety of the communal areas, while also supporting the daily operations of the estates.

Key Responsibilities:

  • Clean internal and external communal areas, including nurseries, TA halls, and community centres.
  • Remove refuse bags, household items, and clean overspill from refuse collection.
  • Change paladin bins under refuse chutes as necessary and clean estate signs and light bollards.
  • Clear blocked rubbish chutes and clean internal & external accessible glass.
  • Remove graffiti and store bulk rubbish in designated areas.
  • Make safe any broken windows/doors, pending repair by maintenance staff.
  • Clear gutters, drain covers, and unblock drains (including kitchen drains external to properties).
  • Report estate defects, fly-tipping, or anti-social behaviour to the appropriate authorities.
  • Inspect play areas weekly and secure estate gates and doors where necessary.
  • Check communal lighting/timers, replace bulbs as needed, and perform monthly emergency testing.
  • Assist contractors with access to intake cupboards where Fire Brigade keys are not fitted.
  • Report to Team Manager/Supervisor for equipment orders, and secure and account for stores and equipment.
  • Deliver Trust letters or circulars to residents' properties and actively participate in one-on-one meetings with supervisors.

Success Metrics:

  • Maintain cleanliness of communal areas as per agreed schedule and targets.
  • Ensure rubbish collection, estate repairs, and reporting issues are completed promptly.
  • Regular inspections of communal areas, play areas, and lighting systems.
  • Active communication and collaboration with the team and supervisors.

Requirements:

  • Previous caretaking, maintenance, or cleaning experience is preferred.
  • Ability to work independently, prioritize tasks, and ensure safety standards.
  • Good communication skills for reporting and team collaboration.
