Solution 47 Recruitment are excited to be supporting a client located near Letchworth as they commence the recruitment for a Contracts Manager.
The Contracts Manager will be responsible to motivate and manage their site teams, direct and agency labour and sub-contractors and associated company assets effectively and efficiently in key areas of Safety, Quality, Presentation, Housekeeping, Programme, and Cost control to deliver high-quality developments on time and within budget.
The Contracts manager will work closely with the Commercial and Technical teams to ensure the successful delivery of their nominated developments.
MAIN RESPONSIBILITIES AND ACCOUNTABILITIES
Responsibilities
Work with the Construction Director to formulate a construction programme in line with the specific delivery strategy and targets for the associated sites.
Formulate a site logistic plan inclusive of compound set up, pedestrian segregation, car parking, material storage and exit strategy for their nominated sites.
Support the nominated Site Manager during their pre-planning phase of the project to ensure that they have full access to all relevant site information, company procedures and IT.
Formulate the Health & Safety Plan and all relevant site safety documentation for all nominated sites taking ownership of compliance with all legislative and company procedures.
Pro-actively monitor external H&S advisors reports, closing out any raised items effectively.
Lead the Site Management team and provide direction, co-ordination, and motivation to ensure the site specific delivery strategy and targets are achieved.
Closely monitor site progress against the construction programme ensuring any slippage is mitigated with the implementation of short-term programmes.
Ensure the project deliverables and targets for show homes and build completions are met.
Maintain high levels of site presentation both on site and external boundaries at all times.
Maintain the phasing and occupation plan that aligns with the sales delivery rate and safe occupation of customers.
Manage and maintain excellent relationships with all sub-contractors, suppliers, and statutory authorities.
Co-ordinate with the in-house project team to ensure the delivery strategy and targets are met.
Chair monthly project review team meetings with the project team and issue minutes to all attendees.
Attend monthly meetings with any nominated Housing Association.
Set a good personal example and maintain the professional reputation of the company
Work closely with the Commercial team to produce procurement lists and attend all pre-order meetings ensuring that sub-contractors have a clear understanding of their scope of works, site specific and company targets and objectives and procedures.
Check and challenge valuations and variations with the Commercial team to ensure accuracy.
Work closely with the project Quantity Surveyor to agree and manage site prelims, closely monitoring all site expenditure to ensure set budgets are achieved, whilst managing and resolving any issues that may arise.
Attend weekly production meetings with the Construction Director to appraise progress, risks, and opportunities for each of their nominated sites.
Ensure the Site Managers are efficiently managing all direct and hired in plant.
Liaise with the Construction Director to ensure that all directly employed operatives are efficiently utilised.
Ensure full compliance and recording of site information and reporting in line with company procedures.
Manage their time, personal communication, and emails to a high level of quality.
To identify and take advantage of opportunities to promote or likely to improve the company proactively and positively.
Identify potential new sub-contractors to add to our procurement list.
Identify and assist in the recruitment of Site Management staff.
Undertake such additional duties or projects as the management may determine from time to time.
Qualifications & Experience
An experienced housebuilding Contracts Manager who is professional, organised, well-presented and disciplined.
A team player with track record of managing and motivating multiple site teams to deliver high quality homes on programme and within budget.
Professional accreditation would be advantageous.
Previously achieved NHBC Pride in the Job awards would be advantageous.
Clean and Full driving licence.
Good technical knowledge and understanding of construction procedures.
Experienced at liaising effectively with customers and local stakeholders to include local residents and authorities.
End to end construction management delivery experience, taking multiple projects from inception to completion.
CSCS Card.
Computer literate.
Skills
